Here is a quick info-graph for Mableton Georgia real estate. Buyers are still out and about despite what is going on, looking for housing. Many people's leases are up, some are downsizing, some are locating in the area for work or for school. Some are just ready to leave home and get something of their own.
Many sellers who have vacant homes are taking the opportunity to go ahead and put their home on the market since no one is living in the dwelling. Some are finding their tenants want out of their leases. Some inherit properties they don't want while others are looking to sell their second and third homes since they have already moved away. Whatever the reason, homes are still moving across our market and many people are opting to pay cash for homes. Others are taking advantage of the low, never before seen interest rates and picking up deals in the market. Covid-19 has slowed showings down to pretty much only serious buyers, keeping the tire kickers on the sidelines. The real buyers are moving fluidly through the market with less competition for homes.
Real estate agents are creating new ways to show property with video and are doing in depth tours using tools that range from simple video tours with a cellphone up to big film quality productions for high end homes and sending videos around the country for buyers to see homes. Agents are doing live Open House tours by announcing a time they will be at the home and inviting people to go to their websites to see a live action tour of the home and answer questions about the property. Buyers are then welcomed to do drive by's and a walk-around-exterior tours of the property, provide their credentials and approvals prior to touring the inside with personal protective equipment. A few buyers will write an offer contingent on seeing the inside of the home within 3 days of binding agreement. Some are buying without ever stepping into the home due to the video tours and relying on the agent, their home inspectors and appraisers who all will need to view the home and vet the property for any needed repairs and for valuation.
While OpenDoor, Zillow, Knock, Offer Pad and Redfin have stopped buying homes, sellers who didn't want to show their homes before are reconsidering and listing with real estate agents using some of these techniques while all parties remain safe while selling.
There is still a large “wait and see” component to the market with the majority of people waiting and weighing their options. We know the market will come back full swing but what we don’t know is when and for how long it will happen. For those who can wait it out, they should. For others that can’t, there are options that will still get your home sold and keep you safe and healthy in the process.
