Real Estate Units Sold Take Big Drop While Prices Rise for Battle Ground WA in March 2020
Unit-sales for real estate took a much bigger drop this month as the effects of the major disruptions in the State and Country have been coming to the fore. Never the less, the inertia in the rising sales-prices kept up with a new high set for this community! Here are the highlights for this month's report:
- The 3-Month Moving Average Sales Price moved up to $455,150 which is 6.94% higher than last year; with the 12-Month Moving Average now at $427,845 or, -2.63% compared to last year.
- The Inventory level for Resale Homes rose slightly to 1.5 Months (up 0.2).
- Approximately 30 Pre-owned Homes closed, compared to 43 Sold in 2019; a decrease of 13 homes (-30.2%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 1 unit (3.33% of total); compared to 1 (2.3%) in March 2019.
The Average Sales Price for Battle Ground moved up to $455,150 this month; and now leads Vancouver's price-level by $72,877 (up strongly from last month).
I have prepared custom charts showing trends for Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
The short term trend-line fell again and would typically be near its yearly low - which may not hold true this year with the big slow-down; while the long-term trend is continuing its mild downward direction. With non-essential services shut-down from the Governor's Stay at Home Order, we expect the volume to be much lower than we'd typically see.
Next up is the chart for the Average Sales price trend:
The Average Sales Price made another steep although positive move. The strong effect of the long-term low inventory problem has not yet been overcome by the current market shock. We expect prices to be softer in the near term.
Our final charts come from RMLS for Battle Ground WA and show:
New Listings climbed significantly like we typically see this month; while both Pending Sales and Closed Sales rose but at a much lower rate. The combination of these three caused Active Inventory to rise by 0.2 month.
The Average Price for New Listings and the Closed sales prices came in moderately strong, and don't yet show any effects of the government's orders.
Lastly, Average Days on Market increased by about a week; and Median Days increased by several days as well. We'll want to watch these measurements over the next several months to see what the new "normal" may be.
