We are at a tipping point

In those areas that Real Estate is considered essential, I am seeing a new trend. Here in NH we are doing well. Realtors are allowed to work if you can find it. However my conclusion is not everyone should be working. Some people are scared to death while others may not be taking things that serious. In between is the middle, like me.

 

Let me tell you about a new listing. An agent from one of the big companies that set up shop in my area mandated all showings are assisted. Now we are trying to keep the amount of people down, so adding another may not be what we are trying to accomplish. I had a buyer ready, willing ad able to buy. It was hard getting in and we had to agree to some rules to be let in.

 

Some common sense rules are masks and gloves. This agent though mandated that they would open and close all doors so the buyer and their agent do not touch anything. If that is what it takes to see it, we had to agree. We arrived at the home and standing on the front porch could see the agent on the other side on her phone. She held up 1 finger so we waited, and waited and waited some more for her to open the door. Once inside we went at her pace seeing the rooms. The agent was skid-dish, complained about working and mumbled her fears. My buyer whispered she should be home in bed rather than out working if she is this afraid. I agreed.

 

As we went through the home, she forgot her on rule by forgetting to open doors and huffing and puffing we were not moving. A couple of reminders later to open the door for us, we found ourselves in the basement. It is a walkout basement and we did not need to go back through the home. We asked if we could go out the rear door to see the back yard. We waited and waited and i asked her to open the door. She snapped yelling PLEASE. Well i said please the 1st three times she did not move so on the fourth, get me out of here, 

 

The buyer was not impressed with her and it affected how they liked the home. It had everything they want and need. The buyer needs to show their mother who is giving the money to buy it, but does the buyer want to go through this again? 

 

IN SUMMARY,  just because the state say Realtors can work, some should not. If you are high risk, if you are scared... stay home. For your peace of mind and ours. What about the poor seller who could have had an offer if the agent did not make life miserable for us both for no reason. We active Realtors take pre-cautions without being asked. The buyer spoke everything i thought. Their search continues.

This is so true, you make some excellent points. There are those who are happy to stay home right now, and then there are others who need and want to get out and work using common sense.

Those are many ways to look at it Michael Jacobs and i agree. I handle what is delat daily, but some of those vairables could be removed with common sense. But many removed common sense a long time ago

It is the strangest thing Carol Williams. Yesterday i was in a rural western NH town, they have no cases. There is no fear and it was business as usual for the locals. They were friendly and questioning why i was there, where i was from and what i was doing as i measured an dtook pictures of a home on their main street comng on the market next month. No masks, no worries and no one sick they said. They also had a wish that those out of staters with camps in their area stayed home and didnt bring it there once it warms up.

Well, that's too bad. Not what we want to hear about right now. Fortunately, we really have mostly vacant properties listed right now, and while there are covid showing rules, I haven't heard of any real horror stories about getting it done.

Hi Scott- it seems the intent was good but the execution was lacking. I know that Barbara Todaro goes in and makes sure that all doors, including cabinet and closet doors are open so that the buyer shouldn't have to touch anything. But her execution is what makes it work.

Scott Godzyk we have a certain protocol and we have one person in at a time.... if our rules are not satisfactory to the buyer's agent and buyer(s), on to the next.... we open all doors and cabinets.... and any other item they want opened, like the oven or microwave, etc.... masks, gloves and 6' away from the agent giving the tour.... if there are two buyers and one buyer agent, that's three tours....  and that's the way it is.... we get listings and we sell them....

of course, there are tasks to do by the buyers and their agent prior to the appointment  but that's a story for another day!!! yup, we take control and for a good reason.
