If you remember a little while ago, I mentioned how an investor client had tried to use a different agent, an assist to sell type brokerage, located in MD to sell his PA property. The sale failed to go through because it did not appraise.
I was puzzled, as the home comped out very well against recent sales. Well obviously the agent had not travelled from Maryland to meet with the appraiser or discuss comparative sales. My client called me to help as he had withdrawn it from the broker and needed to get this property sold.
So, I arranged for my photographer to go and take photos, and we got it back on the market at a price in line with recent sales and had it under contract very quickly, for a higher price than they had sold it before.
Of course the next step was inspections and the appraisal and this all happened as the Corona Virus was starting to impact real estate in PA. Anyway, we made it through each stage and the home appraised for a selling price $10,000 higher than it had sold for previously. and today it closed with a very happy seller and buyer.
