Our supply of single family detached homes continues to be limited in Carlsbad compared to demand, although inventory has increased since the beginning of 2020.

As of this report we only have 1.6 months of inventory of single family detached homes with 4-bedrooms, based on the rate of sales over the last 3 months, a market that strongly favors sellers. 4-bedroom homes are about 41% of the total inventory of detached single family homes on the market in Carlsbad.

PENDING 4-BEDROOM HOME SALES IN CARLSBAD
There are 27 4-bedroom Carlsbad homes that are pending, with list prices from $819,000 to $3,200,000.
These homes were on the market an average of 23 days before going under contract, and over half (13) went pending in 7 days or less
SALES OF 4-BEDROOM HOMES IN 2020 YTD
113 4-bedroom homes have sold thus far in 2020, which is 46% of the 247 detached single family homes sold.
Marketing time averaged 27 days, with 50 of the homes going pending in 7 days or less, a good indication of buyer activity and quick decision making.
Sales prices ranged from $745,100 to $2,535,000, with an average sales price of $1,144,719 and a median price of $1,115,000.
15% (17) of the sales were cash transactions.
Carlsbad home buyers were able to negotiate an average of 2% off the original asking price, while at the same time almost half (47%) of homebuyers paid full price or more for their new homes, a good indication of the continued competition and multiple offers
