Showing instructions are one of the prime factors involved with listing a property. Homeowners are very concerned about showings the safety or lack thereof. It’s actually very frightening to most of them.

Having a system in place and a carved in stone protocol will have a significant influence on helping the homeowner decide whether to list now or wait until after the virus has passed.

Our team members have a system in place, and it does not waiver. It begins with the signing of a Covid-19 document by the agent, buyers and, at the right time, the home inspector. The document must be in the listing agent’s hand 2 hours before the showing is scheduled.  That’s our rule.

Once the buyers and their agent arrive at the property, the must all have a mask and gloves. We provide gloves, if they do not have any.

The showings are all accompanied. There is no lockbox. We arrive early and open everything. Every door, cabinet, drawer and appliance would be opened. The buyers and their agent are guided through the property ONE AT A TIME.

If there are two buyers and one agent, that’s three showings of the home at that one appointment. When all of the showings are finished, we disinfect everything that was touched, including handrails and Newell posts.  The listing agent pays attention to every move made by each buyer.

Sellers feel very comfortable with the attention that’s given to each showing. It’s time consuming, for sure, but we want the listings. We do this for vacant homes, too.
