How has Covid 19 affected the Manchester NH Real Estate market?

If you have thought about buying or selling a home, the virus sure may have thrown a monkey wrench into your plans. What is going on has inspired many questions on how is the Manchester NH Real Estate market?     

 

I love the questions. I love talking to people who are not sure. There are far too many people who are getting mix messages from th einternet and the media. Today I break down the market and answer some of these questions.

 

#1. Real Estate is essential in NH. We are open and can help.

#2 YES, there are buyers looking for homes right now.

#3 The question of what pre-cautions we are taking is great one. We see people who are scared to death and those without fear. 

   A. If you list your home, yes, people have to be able to see it to buy it.

   B. We limit showings to those only pre-qualifed.   

   C. We ask everyone to wear a mask and fresh gloves. 

   D. There are no open houses. We use virtual tours.

   E. We ask the seller to put on all the lights and open all the doors. 

   

The best part about the process is that we outline all your options. The pros, cons and what will make you feel comfortable. We do have sellers who just do not want anyone in their homes. That is ok. We can wait for when the virus passes. Having a seller who is comfortable and safe is a high priority.

  • There were 7 New Listings this week. (3 LESS than last week)
  • There are 106 SINGLE FAMILY HOMES UNDER CONTRACT: 
  • There were 6 New Pending Sales this week.  (3 LESS than last week)
  • There are 18 SINGLE FAMILY HOMES SOLD & CLOSED this week.
  • There are 207 SINGLE FAMILY HOMES SOLD 1/1/20 TO 4/27/20: The average SALE PRICE is $258,562 The average DAYS ON MARKET is 47.

The message that we all need to keep giving out is the market is open and we are open for business.  A buyer who pulled out of a contract because of covid keeps sending me articles from the Baltimore Sun about the tanking market.  It is not as robust as I would like - or any of us would like - but it is not dead.

People still need a place to live, the one fact you posted today is there are 36 condos for sale.  That is more than what we have in the 5 counties our MLS covers
