Home Showings Slow Dramatically in Vancouver WA in Late April 2020

What this Chart Shows: In Southwest WA and Vancouver WA an extremely high percentage of the Residential Real Estate Listings are accessed by the real estate broker using a Sentri-Lock brand electronic lock-box. Every time one of these boxes is opened an event is recorded by the authentication and data system; allowing for this high-level tabulation.

This chart is set up to cover a time-interval of One Year plus at least 2 Weeks to let us see how our most recent activity level compares to the same time-frame in the prior year. Last year in April the pace was about 4,000 openings per week; while this year we are right around 2,000-per-week in the past few weeks.

This is clearly showing that the concern about being infected with this virus, and Governor's Stay at Home Order is significantly dampening the Buyer activity in our area.

Properties are now possible to view in person although several precautions must be observed. Some of the precautions are:

 - Arrive in Separate Cars;
 - Broker opens the Door(s) to allow "No touch" walk-through by 1 buyer/person at a time;
- Social Distancing rules apply;
 - Neither Buyer or Broker to have an active infection of the virus;
 - Wear a Mask;
 - All "Paperwork" to be Paperless (we use DocuSign);

There are a few other items to the overall list, and the list will likely change from time-to-time.

Also, Home Inspections and Appraisals can still be conducted; and many of the Escrow functions can be performed with minimal to no contact / office visit required.

Hi Hannah Williams - initially our brokerage activities were stricktly limited to virtual / on-line / telephone only. Our Association and Industry had to fight hard to enable some essential activities when a broker must be present, to be allowed.

Not surprised to see these figures, Alexander. I did a post on this subject myself yesterday for the Charlotte region. Our showings were down 50+% in all areas, including those that allowed in-person showings.

Hi Nina Hollander - thanks for sharing your findings for the Charlotte region. 50% fewer showings is better than no in-person showings. I think our customers can make their best decisions when they can physically visit the home(s) they are interested in.
