Month of April 2020. First, the bad news. Unit volume fell to 25 units sold vs 44 one year ago, a 43% drop. Average and Median Sale Price is also down 8.4% and 4.6% respectively. The good news is on a cost per square foot basis Average Sale Price was up to $166/ft compared to $159.5/ft in prior year, a 4.1 % increase. Median Sale Price was also up to $167/ft and 8.5% increase over one year ago. Finally, Days on Market was only 53 days vs 89 this time last year. Looking ahead to May 2020, there are 32 re-sale homes currently contingent or under contract/pending. We will fall well short of last May’s total of 58.
April YTD 2020 – Despite poor unit volume in April, the market managed to reach 141 units sold compared to 139 one year ago, a 1.4% increase. Average Sale Price & Median Sale Price are both strong finishing at $324.4k and $296k and 8.4% and 4.6% increases, respectively. Days on Market were also down 22% to 67.
