As it was in the prior three quarters, the headline of the story for Bridgehampton home sales during the 1st Quarter 2020 is: "there was no inventory to speak of."
On the Charlotte, North Carolina side of Bridgehampton, 2 homes sold in the 1st Quarter 2020 at an average selling price of $662,675. Price per square foot averaged $143.60. Average cumulative days on market were 147 in the first quarter, but this number was heavily skewed by one of the homes that took 274 days to sell. The other home that sold, sold in 19 days. Home buyers paid 94.98% of listing price, on average.
At quarter-end, one home was listed for sale on the Charlotte side of Bridgehampton and no homes were under contract. However, as of the start of the 2nd Quarter 2020 three single family homes were listed for sale and one townhome in the Gates at Bridgehampton. Clearly, these homes came on the market in time for the spring selling season and unfortunately also just in time for COVID-19 stay-at-home restrictions to go into effect.

On the Indian Land, South Carolina side of Bridgehampton, no homes sold during the first quarter 2019, underscoring the lack of inventory in this in-demand neighborhood, as this is the third consecutive quarter with no sales. At quarter-end, one homes was listed for sale. In the first month of the 2nd quarter 2020, four homes were listed for sale. Clearly, these homes came on the market in time for the spring selling season and unfortunately also just in time for COVID-19 stay-at-home restrictions to go into effect.

Bridgehampton is a 544 home neighborhood built by John Wieland Homes, located on the border of North and South Carolinas in the Ballantyne area. Approximately half of the community's homes are in Charlotte on the North Carolina side, while the other half are in Indian Land on the South Carolina side. The primary "visible" difference in homes is that the North Carolina homes were built as an all-brick/stone community, while on the South Carolina side, homes were primarily brick front with hardiplank siding, although there were some homes that had three sides brick. Majority of the homes were built between 1999 and 2006.

WHAT ARE THE HOMES LIKE IN BRIDGEHAMPTON?
The majority of homes built in BridgeHampton are 2-story, but you'll also find 3-story homes, as well as homes with walkout basements. Homes offer four to six bedrooms and typically a minimum of three bathrooms. Square footage ranges from 3,200 to more than 5,000 square feet. Bridgehampton homes typically sit on .3 to .4 acre lots, considered generously sized lots in the Ballantyne area these days.
Within the Bridgehampton neighborhood is a separate, gated neighborhood of luxury townhomes known as The Gates of Bridgehampton. The Gates at Bridgehampton have their own homeowner association. The townhomes are 2-story homes, typically with three bedrooms and 3.5 bathrooms, ranging in size from approximately 2,500 square feet to almost 4,000 square feet. The homes feature private courtyards for outdoor space. No townhomes in The Gates in 2019 or are currently listed for sale.
