One of the national investing networks we are a member of let us know some valuable information yesterday. They sent out an email today recapping the information. Here is a brief quote from their email:
"For those of you sitting on the fence, you may want to get started! Soon it will be impossible to get 0 and 5% down for investor financing especially for stated income. Most loans will move to 10% down and any 5% down loans remaining will be at higher interest rates.
You can leverage twice as many properties with 5% down rather than 10% down. On a $150,000 purchase the difference will be $7,500 vs. 15,000 down with 10%. Also, your return on investment is twice as high with 5% down. You probably have less than a month to capture these fabulous 0 or 5% down loans with no PMI for full-doc or stated income."

Lending underwriting is changing, prices are going up and the rental market is tighter than ever (and rents are starting to go up as well).
