Manufactured & Mobile Homes for Sale in San Diego County, California

There are approximately 303 Manufactured and Mobile Home Communities near San Diego, CA.  The terms “mobilehomes” and “manufactured homes” had been (and still are in certain instances) used interchangeably in many California statutes.  However, effective January 1, 2008, SB 538 amended California law by differentiating the definitions of mobilehomes and manufactured homes based on when they were built.

Mobilehome is defined as “a structure that was constructed prior to June 15, 1976, is transportable in one or more sections, is eight body feet or more in width, or 40 body feet or more in length, in the traveling mode, or, when erected onsite, is 320 or more square feet, is built on a permanent chassis and designed to be used as a single-family dwelling with or without a foundation system when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical systems (Cal. Health & Safety Code § 18008).

The definition of a mobilehome does not include a commercial modular, as defined in Health and Safety Code Section 18001.8, factory-built housing, as defined in Section 19971, a manufactured home, as defined in Health and Safety Code Section 18007, a multifamily manufactured home, as defined in Health and Safety Code Section 18008.7, or a recreational vehicle, as defined in Health and Safety Code Section 18010 (Cal. Health & Safety Code §18008).

Manufactured home is defined as “a structure that was constructed on or after June 15, 1976, is transportable in one or more sections, is eight body feet or more in width, or 40 body feet or more in length, in the traveling mode, or, when erected on site, is 320 or more square feet, is built on a permanent chassis and designed to be used as a single-family dwelling with or without a foundation when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical systems. “Manufactured home” also includes any structure that meets all the requirements above except for the size requirements, and with respect to which, the manufacturer voluntarily files a certification and complies with the standards established under the National Manufactured Housing Construction and Safety Act of 1974 (42 U.S.C. § 5401 et seq.). (Cal. Health & Safety Code § 18007.)

With this being said,  most mobile homes are considered personal property and the loan type and process are different than “stick built” homes.

There are manufactured homes that are attached to a foundation and own they land, typically in in-fill areas or the more rural communities of San Diego.

Owning a mobilehome in a park can be a good choice. There are “Family Parks” and “Age Restricted Parks”, so keep this in mind when looking.

You can buy a mobilehome for cash or finance a home purchase in a park, however keep in mind that their are space rent fees that typically range from $60 to $1,100.
