Everywhere I go I get asked a series of questions. What is the Real Estate Market like? Followed closely by "Are any Homes actually selling In the Manchester NH area?" Many are actually very surprised to hear YES, Homes are indeed selling.
The third question is often, "Have the prices crashed?" Actually no. In 2019 the average sales price for a single family in Manchester was $266,385. In 2020 the average sales price for single family homes is $284,835.
LETS LOOK AT THE SINGLE FAMILY MARKET. In 2019 there was 411 single family homes listed from Jan. 1 to May 25 vs. only 342 homes listed in 2020 for the same time period.
LETS LOOK AT THE CONDO MARKET. In 2019 there was 181 condos listed from Jan. 1 to May 25 vs. only 138 condos listed in 2020 for the same time period.
WHAT DOES THIS MEAN? It means there is less homes being listed therefore meaning there are less sales. There is some good news though. Homes are being sold almost as soon as they are listed. Are there any exceptions you may be asking? Well yes, over priced homes are not selling no matter the market.
Most often I get a puzzled look that the market is still strong. Followed closely by the seller asking if I can help them sell their home.

Lastly, I get asked about safety. The answer is that we have pre-cautions in place and discuss everything with you up front. All open houses are canceled We ask buyer to review our virtual tours before setting up a showing. We ask buyers to drive by properties before setting up a showing. We ask buyer be pre-qualified before setting up showings. Nearly all sellers are asking buyers to bring and wear clean gloves and bring and wear a clean mask when viewing the property. Sellers are also asking the buyers please do not leave those gloves and masks on their property.
