Carlsbad Homes for Sale without HOA Fees

Carlsbad home buyers often have strong feelings about buying a Carlsbad home in a Home Ownership Association (HOA) community.
Some prefer living in such a community, while others are adamant about avoiding them. Some are OK either way, with finding the right house being a more important factor.
There are a number of things home buyers need to know about HOAs in Carlsbad, including the additional monthly fees; certain issues result in buyers deciding an HOA community is not for them (e.g., rules and regulations, monthly fees).
If you are unsure about having an HOA, it’s important to do your due diligence regarding HOAs and understand the general issues so you can make an informed decision before you start your search.
If you are interested in a detached single family home in Carlsbad that does not have an HOA, there are some options. Keep in mind that master planned communities and new homes (other than individual spec homes) will be off your list since they all have HOAs and associated fees, sometimes hundreds of dollars per month, plus in many cases Mello Roos fees.
Keep in mind that all condos, town homes and twin homes in Carlsbad are in HOA communities.
When all is said and done you may decide that buying a Carlsbad home for sale without HOA fees is what you really want because of costs, the potential rules and regulations, the style of house (not a tract home), and other issues.
If buying your new home in a community without an HOA fee is your goal, here’s an update on the inventory and recent housing activity in Carlsbad including sales activity since the beginning of 2020.
ACTIVE LISTINGS:
Currently 24% of the Carlsbad single family detached home active listings (117 total detached single family homes) do not have HOA fees.
As of this writing there are 28 homes for sale without HOA fees, ranging in price from $869,000 for a 1470 SF home with 3 bedrooms and 3 baths, up to $8,700,000 for a beautiful oceanfront property with 5599 SF, 5 bedrooms, and 5 full baths south of Carlsbad Village in the Terramar community (Terramar Beach is beautiful and my favorite Carlsbad beach…just sayin’).
22 (79%) of the Carlsbad homes for sale without HOA fees are priced over $1 million, with 2 priced at over $5 million.
PENDING HOMES WITHOUT HOAs
As of this report, there are 32 homes without HOA fees in Carlsbad that are pending; prices range from $720,000 to $3,650,000 for a 5133 SF ocean-view home on the Coast Road (Carlsbad Boulevard) at Terramar south of the Village. The average listing price was $1,287,184. These homes have been on the market an average of 44 days; 11 homes went pending in 1 week or less. 2 homes have been on the market for a while, at 141 and 557 days (the latter has been on and offer the market several times)..
SOLD LISTINGS IN 2020 YTD:
128 non-HOA fee single family detached homes have sold in Carlsbad so far in 2020, compared to 136 sales during the same period last year.
Sales prices ranged from $631,500 to $3,250,000 (the average price was $1,080,606, the median price was $947,500), averaging only 22 days on the market.
29 of the sales (23%) were cash transactions, with buyers negotiating an average of 1% off the list price; however, 64 (50%) of the Carlsbad home buyers paid full price or more for their new homes.
Based on the current rate of sales, Carlsbad has only 1.1 months of inventory of homes where you don’t have to pay an HOA fee, a market that clearly favors sellers.
