Charlotte North Carolina Housing Market is Bouncing Back!

The Wall Street firm, UBS Securities, reports that Charlotte's housing market could be among the first market to bounce back. Analysts examined 13 regions, taking into consideration demographics, housing inventory, affordability and other economic factors. Population and job/economic growth helped push Charlotte to the top of the list.  Some of the big bank job losses are a concern but, all things considered, growth continues to move upwards.

Uptown CharlotteDuring the 'big boom' housing market, other areas showed higher appreciation than did Charlotte, leaving Charlotte with a far less price margin to have to overcome with the slow down.  Our modest price growth in the midst of other area's overheated markets, kept us from feeling the 'hit' of recent housing plunges  that other areas are feeling.  Home prices didn't explode, rather appreciated much like a turbo turtle, giving us a more solid basis for future downgrades.

The Charlotte market, leading the pack of housing markets that are expected to lead the way in bouncing back are followed by the Texas and Atlanta markets, according to the UBS Securities report. Charlotte's ability to recover is also driven by limited levels of the single family home supply, affordability and robust economic and job growth.  Uncertaintity lies in just when the market is expected to 'recover' but, our sales pace must pick up to a viable level in order to sustain the 'bounce'!  

Currently, our rental inventory is doing quite well as Charlotte is home to a host of newcomers who have been job-transferred to the area and currently have homes for sale in other areas of the country.  These newcomers are unable to sell their homes elsewhere so, property ownership is out of the question for them until which time they sell their exit-city home.  

If you're thinking of buying in the Charlotte area as a non-resident investor, NOW is the time!  Charlotte's prices are down, interest rates remain at a fair level and the time couldn't be better.  Purchasing property for short-term tenants from the large banks and many other Fortune 500 companies who have transferees here (waiting to purchase when their exit-city home is sold) is a solid investment right now.  Just make certain that you're investing in an area that is most likely to have the greatest amount of appreciation--working with an agent who KNOWS the area is the only smart way to make this investment!

Debe, Charlotte and parts of the Pacific Northwest real estate markets have weathered this economic storm far better than most. Thanks for highlighting the Charlotte area's strengths for purchase, rental and investing. And BTW, that is a gorgeous photo you selected. So much color, a lovely weather day and a peaceful pond. I just want to transport myself over to your area, say "hi" to you, and take a stroll around the water. It doesn't get any better than that.

Gary:  We ARE so very fortunate here and investing right now is THE smart thing to do here--seriously!  Tomorrow my partner is closing on his own home and at the end of the week, we're going to purchase a property in PRIME Charlotte to use as a rental for our buyers who have the problem of not being able to sell their home in another city.  Fortunately, when you have access to this type of buyer, you get QUALITY tenants and things go alot smoother for you as a property owner!

As for the photo--I love that shot as well!  Go ahead and transport yourself on over--it's even more beautiful in person!

Hi Debe,

Thank you for blogging about the real estate in Charlotte, instead of the real estate elsewhere. I recently had the privilege of hearing Pat Riley, President of Allen Tate speak on the topic lately.  His message was dead-on.  Our local media is doing us a disservice by reporting real estate trends and market in the nation.  They speak only of doom and gloom. They really need to be focusing on the market here in our local area, as it is one of the better markets. 

Pat said that there are two major factors which dictate a faster sale - they are condition and price.  Hallelujah - Charlotte is catching up.  Those are the two factors, according to Barb Schwarz, the pioneer and creator of home staging, that help sell a home.  I have had the privilege of talking with her this past week, as I took a continuing education Masters Course.  Charlotte has come a long way, but we have a ways to go to catch up to cities like NY and Atlanta.  The top producing agents all know that home staging, is the key to selling a home for top dollars and quicker sale.  A research done on home staging by the producers of 20/20 before Stagedhomes was selected to do a segment for their program, said, "everything we researched about home staging, all roads led to Barb Schwarz." 

I am very proud to have received my designation as Master, and have committed to over 100 hours to continuing education. I believe that we professionals, need to stay on top of the current industry trends as well as be the best in our field, which is the field of real estate, not interior design, as most believe we are.  My latest personal statistics is 75% of all my stagings have sold in 15 days or less.  Charlotte - wake up and smell the coffee - homes are selling!!

Marcyne:  Thank you so much!  Congrats to you on earning your 'Master' designation!  I am a true believer in staging and have had much success with it.  I think that the media HAS done us an injustice and we've got to get out there and fight their articles on a daily basis.  One thing that I have learned from their negativity is that it takes far more market research than EVER before and it's made me more proficient in doing those.  (You simply HAVE to make lemonade out of lemons in this business)!!

I agree that charlotte is the one of the stongest markets in the nation.   And we will be the first to bounce back from this economic down turn that the country is going thru, unfortantly if the gas prices don't go down anytime soon I fear that things are only going to get worse for the country as a whole as our consumer based economy heavily relient on the oil industry.          Between the combination of the news media and our political leaders I fear that this are going to worse before they get better.       

AGAIN GOOD POST!   I glad that someone can see a light at the end of the tunnel.

Thanks David!  I always appreciate your local input!  I'm hoping for a change in legislation to allow for our own off-shore drilling to give us a glimpse of relief in the future.  Gas prices are getting everyone down--it REALLY makes that Buyer's Agent's jobs tough too!!!
