Well, I was going to post about my new listing, but the last couple of days have been hectic, so now I can post about my newest listing that is now under agreement.
Well, we had a little hiccup! The original buyers decided they did not have enough money to come to the table a mere two hours after making their final offer. So, after filong all the paperwork for that offer, we terminated and we had to go to a second buyer who was thrilled to have won the competition of the multi offer purchase.
Too late! We listed this property 775 Windsor Circle in Folcroft PA, for my investor client. This is not usually an area I list and sell in being down in Delaware County closer to the Philadelphia Airport. But my client had bought this property, finished up renovating and was ready to list. He called me July 4th and asked for comps, I drove down, had a look met him there busy cleaning on July 4th. My photographer is so busy he could not get there till Saturday, so I posted it as a coming soon listing in our MLS and got calls immediately. I uploaded photos on Sunday morning when I got them and the appointment requests went crazy. It was hard to keep separation between appointments as we are supposed to do under the Governor's orders.
Doing their usual fine job they opened up the floor plan, installed new high end vinyl planking and painted a light grey.
Remodelled the kitchen, installed new stainless steel appliances and granite counters.
Updated both the owners suite and hall bathrooms.
Located on a one way circle, close to transportation and shops on a larger lot, this end unit row home has all the looks and style that new homeowners are looking for.
We received four offers and today my seller signed an agreement of sale with a 30 day settlement. A good result and another happy client.
