I HIT THE JACKPOT. I was referred to this seller to list and sell an Estate Sale. They said if I was willing to list the home, I could keep everything in it. It would be mine to bring home and get rid of as i saw fit. What a great gift some may think. As I walked around the home there it was, my NEW BOAT.
Looking across the green in-ground pool I wondered how much FLEX TAPE I would need to get this boat sea worthy again. The commercials on TV said it can make anything waterproof again right. I have used Flex tape on leaking hoses, PVC and even on a dripping gutter spout. But a boat? The tv says yes.
When I was done dreaming of sailing the ocean in this 90 degree heat wave, I came back to reality and my job of selling this home. The home may need as much work as this boat. However, if anyone can get this home sold, it is me. That is why I was referred to the Probate lawyer who referred me to the family.
I put together a marketing plan. I priced the house "as is", with everything as it sits. As well I gave the sellers an estimate to repair the home and what it would cost and what it would be worth. The estate does not want to pay a penny to do anything. So AS IS it was. It actually makes it easier for me.
I gathered up my list of cash buyers, I brought them all in spaced out of course. They were told to make their best cash offers "as is" with no contingencies.
One of the buyers asked if he could buy the boat. $100 and he would remove it. I called the Estate lawyer and he said it was mine to do what i wanted. I had him make the check out to the estate lawyer. When i brought the contracts i left the check in the envelope. The next day I went to pick up the contract and in the envelope was a $100 Gift Card to The Outback. and a note that "thank you, you earned it."
IN SUMMARY, The home sold. The family was very happy that I got a good price and that they did not have to go through the physical pain and the emotional pain of cleaning it out.
I am thank full for the opportunityand trust they put in me.
IN THE END: They have already referred 2 clients to me. Offering options and letting the client choose is always best. The lawyer could not get over me taking the time to do that. He too was please. The botton line is let me show you there is a difference in who you hire to buy or sell real estate,
