Greater Cincinnati is a prime target area for those selling vacation homes in Tennessee and Kentucky. And why not, a fairly short drive from Cincinnati and you've got mountains, lakes, woods and more to enjoy.
So I've gotten used to receiving marketing pieces in my mailbox. Jumbo full color postcards, multifold pamphlets and others mailers singing the praises of the latest development to be offered soon and at prices you just won't believe!
What, I can have a TWO acre lot, a 1600 square foot home, lakefront and a boat slip for ONLY $79,900? And this is NEW CONSTRUCTION? Apparently labor & material costs must be REALLY low a few hours south!
Wait...what's that asterisk doing next to the price?
Ahhh...there it is in small print at the bottom... "Assembly NOT included". Price is just for the land and materials, you're own your own getting it all put together.
And thus it often is in real estate. When something seems too good to be true, you better look for the asterisk.
New construction STARTING at $250,000.
And that's a true statement, except for that tiny little asterisk that goes with most starting prices. If you don't mind having the home with the smallest floor plan on the no frills lot, no basement, no patio or deck, no ceiling lights, no garage door opener, vinyl flooring, bare bones cabinetry, etc., you CAN own a home for $250,000. But most buyers aren't going to want that. So instead, suddenly you're 20% or more higher priced (and realistically probably heavy on the MORE).
Watch out for that asterisk!
