Hardly a day goes by without my cell phone ringing with a happy, trying-to-be cool and charming voice on theHit the road Jack other end.  Sometimes they are so convincing, I have a hard time telling them from my "real" telephone calls.

Sad but true eventually the truth comes out; not only is the caller NOT a potential client they are in fact trying to sell ME something.  On my phone, on my time, yes on my dime!

It is irritating, annoying and oh so enlightening.  Enlightening you ask?  Absolutely, they give me clues of how I NEVER want to be.  Annoying and irritating are givens, but deceptive, manipulative and oh I could go on here, but you the wise reader already get it!

Telephone Solicitors and Lead Aggregators here are some sales tips for you:

  1. Be cheerful and polite.  ASK and don't assume if this is a good time to talk.  My phone is not rooted to my desk like yours, I may be with clients and not be able to "chat" on your terms.
  2. Don't fake situations, for instance pretend you have a "website" that is bringing in lots of leads.  The 10 guys before you did just that.  I hung up on them too.
  3. Don't fein interest in my business, you don't really care all you want is to make a sale.
  4. Be sure to check your lead line, if you are selling web positioning don't start off by telling me you can't find me in the search engines.  Maybe you like appearing like a jerk, but most people don't so validate your information before you put you foot in your mouth.
  5. Consider asking me how you can HELP me.  Maybe your service is actually something I've been looking for.  Perhaps I am so turned off by your presentation your product could be good as gold, but to me you are annoying, irritating and untimely I close my mind and my ears to you.  Old fashioned sales techniques just don't work anymore. 
  6. Last but not least when I tell you I don't pay for leads, don't try to flatter me by saying "oh my you must be one of the two people in Denver that doesn't need extra business."  I mean what I say and your comment is offending and doesn't annoy me at all.  I laugh at how little you just  made yourself look. What did it gain you?  Personal satisfaction of being a jerk, or do you actually gain points by being sarcastic to the people you are working so hard to impress. 

Sales takes character. 

Making a "sale" takes care and concern.  It means you listen first and act later.  It's not about strong arming a naive prospect into doing something they will regret.  Selling is more about learning what the other person needs and then making a plan, a strategy if you will to assist that person to achieve THEIR goals not yours.

Zig Ziglar has been saying for over half a century now, "If you help enough people get to their goals, you will get to theirs."

Zig is right.

There maybe a place in this world for old-school style selling but not in my world.  So do it right or leave me alone.  Does this bite?  Good, it was meant too.

I've had the same idiot call my office for each agent over the past 2 days and when I say they are not in he asks for the cell phone #. The first time I asked who was calling and for what reason, once we had that out of the way there was no way he was getting anyone's cell #. I'm good with voices and the next 10 or 15 times he has called he's learned I DO NOT GIVE OUT THAT AGENT'S INFO.

This is a perfect checklist for those pesky callers - and it's just really too bad that they'll never see it.  If they did, they could learn a bundle from it. 

I finally got so annoyed at one of the last callers like that that I finally asked him just what part of 'no' did he not understand.  He kept right on talking, so I hung up.  He called me back and rather nastily proclaimed that he was sure we'd gotten cut off.  And I just told him, no it wasn't 'just a disconnect, I actually hung up on you'.  He had the audacity to ask me why?????????

Good grief - you just wonder how they handle those kinds of calls when they receive them!!

LOVE IT! They all have the same script. My office phone is always forwarded to my cell. Both numbers are registered for do-not-call. Guess they don't pay attention.

You missed one in your list. As soon as I determine they are indeed a telemarketer, I tell them I don't take telemarketing calls. They ALWAYS say that THEY aren't a telemarketer. DUH!

We get at least 3-4 calls a week.  It's slowed down just a bit since we put all of our numbers on the Do Not Call list.  We've been burned, so we aren't afraid to let them know that we do not purchase a product or service form someone who's solicited us over the phone.  If we want what they have, then we'll call them.

Oh, I hear that one so often!  I tell them that's right, sorry, I'm working 80 hours a week now.  I have no desire to work 90 hours a week.

I know I've said this before ... but given how much people hate telephone solicitations, I sure hope there aren't any Active Rain members inflicting unwanted sales calls on the general public!

Actually - I found out that since we use our cell and/or home office #'s in our ads, that companies selling real estate-related services do not have to obey they Do Not Call list.  That's why we all still get these telemarketing calls from SEO companies and lead generators...

I had a call like that last week. I was on the road in the middle of doing an inspection, and this guy keeps asking me, "Don't you want more business?"  Is this supposed to be the magic question? I refuse to pay for leads. If someone wants to use me, fine. Hopefully they chose me because they thought I could represent them well!  I don't know what the solution is, we have to advertise our numbers to get customers! Good topic! Maybe an answer will appear!

Got a BPO order on the phone last week and thought it was another salesman.  Was a little rude to her until I understood what she was requesting.  After I apologized and told her I thought she was trying to sell me something, she laughed and said she'd remember me and send more business my way.  I'll remember to listen better.

Amen.  I hate it when people act like they are going to save my business with what they have to sell.  The only thing they could be selling that I want is more time.  I would definitely buy that.

Well, Krystal, now I know who the other successful Realtor is that does not need more business in Denver.  Actually, I have been so busy that I do not have the time to visit here or post often.  I sincerely do not know how all of you successful people do all of this blogging all of the time. Maybe its Ghost Wriers in the Sky!!! 

The sales types always are going to put our site at the top of the search engines.  WOW!  Imagine that.  When asked how they found me and my site, the answer is always the same--from the internet.  Could it be we are pretty close to the top in most of the related home buying search terms for the metro Denver market?  DUH?

When I first became a Realtor and my phone number started hitting those companies they all chased me like a fresh piece of meat.  I would see an unfamiliar number on my caller ID and think I was finally getting a call, only to find out it was some company wanting to sell me a website, calendars, ink pens, business cards, leads, advertising or other gadget I didn't need.  I am luck enough to be very tech savvy and could tell they thought really wanted me to be somebody that had never fired up a computer.  The website companies were the worst!  Somebody commented on the weather line above and I laughed because I wondered if maybe that was standard among all of them.  The funny thing was they would jump straight from some happy comment about the weather straight to "I have something that will really help you get leads"  Very annoying folks.
