Unit Home Sales Show a Modest Rebound While Closed Sales Prices Retreat for Camas WA in May 2020

A bit of an up-tick took place in closed home sales for this month yet, not nearly enough to keep prices at their high-level. Here are the key points for this month's report:

  • The Short-Term Average Price Trend lost ground but is positive at 2.21% higher than last year ($11,686); with the 12-Month Moving Average also mildly positive at 2.56%
     
  • The Inventory level remained at 1.8 months of supply for pre-owned homes.   
     
  • Approximately 35 Resale Homes closed in May 2020, compared to 54 Sold in 2020; which is 19 fewer (-35.2%) compared to last year, and 12 more than last month;
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2019. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.

The Average Sales Price is now at $541,320, which is approximately $118,691 higher than the Clark County average for this month (a modest decrease from last month).

This is traditionally a month where we should be seeing strong upward movement in the unit-sales trends but this time, we just have a weak up-tick from the year's short-term bottom; although the long-term is still at a relatively high level.

Average Closed Sales Prices (below) have retreated from their recent all-time high, with the short-term trend line barely above the long-term line.

With the economy still severely restricted, it is easier to see downward pressure coming into the market for prices in the near term.

My final charts are from the RMLS Statistics package showing this month's results in a mixed-graph-type format:

The Inventory-by-Month graph shows both New Listings and Pending Sales making a nice upward move; with Closed Sales making a modest gain. There was a balance in demand and sales to keep the Active Inventory level unchanged.

The middle chart shows Average List Price coming in relatively strong; while Closed Sales price eased from the level seen the past two months.

Finally, the Average Days on Market bounced upwards modestly after last month's huge drop;  with the Median also rising by a few days.
