Unit-Sales Jump-Up Strongly With Prices Reversing a Mini-Down-Trend for Battle Ground WA in June 2020

Last month's strong showing for Pending Sales resulted in jump-up in Closed Sales this month. Prices moved back up but only slightly. Here are the key points for this month's report:

  • The 3-Month Moving Average Sales Price moved up by about $3,600 and is now $436,954 which is 9.42% higher than last year; with the 12-Month Moving Average now at $426,087 or, 2.42% compared to last year.
     
  • The Inventory level for Resale Homes Rose this month to 1.2 Months (Up 0.2) of Supply.
     
  • Approximately 58 Pre-owned Homes closed, compared to 43 Sold in 2019; an increase of 15 homes (34.88%).
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2019. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in June 2019.

 The Average Sales Price for Battle Ground moved about $3,600 up to $436,954 this month; and now leads Vancouver's price-level by $47,844 (down about two-hundred-dollars from last month).

My custom chart shown below shows the trend for Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:

The short term trend-line has caught and matched the long-term trend-line this month; while least year the short-term line crossed above and exceeded the long-term line. This performance is actually better than the overall-County performance, where the long-term line fell with the short-term line was rising.

This month both short-term and long-term trends are moving upwards at a moderately-strong pace. One of the current trends seen nation-wide has an out-migration of people from the large cities to small towns like this one; which will keep prices rising in this area.

Both New Listings and Closed Sales posted strong marks;  while Pending Sales fell quite a bit (we'd expect Pending sales to be strong this time of year). A surge in new listings and slump in pending sales resulted in the Active Inventory climbing by 0.2 month's worth.  

The Average Price for New Listings rose strongly this month to the third highest level ever posted. Closed sales prices also came in strongly at about the second-highest level ever. 

Finally, Average Days on Market fell by a few days and Median Days fell by a day. Available Active Inventory is still very low, causing us to expect the Days on Market to remain quite brisk for the next few months time.
