Low Pressure Urgency

time is criticalI'm not a high pressure sales guy.  You might expect me to be if you didn't know me better.  After all, an agent only gets paid when you buy a home and sign the papers, so why wouldn't I want to get to that payday?  Maybe a little arm twisting might make it happen faster, right?

But my basic philosophy when it comes to being a real estate agent has never been about doing what I need to have a quick sale with my clients.  Sure once in a while it's show one, sell one.  But that's not the norm.  I provide my clients the information, keep them up to date on availability, market trends, the important things that influence whether a particular house is THE one.

And one of the challenges of a big portion of our business being focused on low maintenance living choices, we're often faced with scarce options that move fast when the good ones are on the market.

I see a LOT of patio homes.  At some point or another I've been in just about every Greater Cincinnati patio home community from northern Kentucky, through Cincinnati and up to Dayton.

That gives me a quick idea of below average, average and FANTASTIC on the patio home scale, and that's not just by price, but how a patio home stacks up against similarly priced patio homes.

And every now and again I'll see a patio home that is really special.

Such was the case this week.  A newly listed patio home in a golf course community priced under $300,000 (barely, but under is under!).  A buyer couple I'm working with toured the home and did love it, but the price was just a bit beyond where they really wanted to be, so they had to think about it.  I made sure they knew THIS patio home was a serious cut above what I typically see at the price.  Bigger, more features, more privacy, this was a patio home that I had no reason to expect to last for more than a couple of days on the market.  If they wanted the home, it was urgent that they acted quickly. (ultimately they decided not to pursue the home).

Today another buyer couple found our patio home information and after a short chat hired us to help them.  The home they were interested in?  The exact same patio home.

Within 5 minutes of setting the showing appointment, the listing agent called to inform me:  multiple offers in the first 24 hours and already under contract.

Absolutely no surprise to me.  The great ones go fast.

And now it's time to continue the search for both buyer couples.  It might be soon, or it might be months, but the RIGHT low maintenance home choice is out there to be found.

We do not have "patio homes" in CA. I always muse at that term as so many in the Rain use it. I never knew to what they were referring; (don't most homes have a patio? )

Well, actually we do have them, but we call them

Row Homes. Famously seen on 19th Ave in San Francisco. 

I  digress.  LOL

I'm not a high pressure salesman either.

It's been my experience to give people the facts and let them make their choices.  And sometimes that choice is to NOT pursue a great home, and then kick themselves in the butt after for passing it up.

I know one of the adjustments I've had to make (especially with the condo segment of our market) is what the stats say it should be worth is often well less than what another buyer might be willing to pay.  I just hope they don't have to resale soon!

I hate high pressure and in our practice of commercial real estate, we never pushed.  And if they kicked themselves, our philosophy is, "you cannot get it wrong, there is always something even better!"  And we did find it for them.  If someone pressure us in a sale situation, we literally hightailed it out of that person's range...and never use them again...A

any sales guy or gal that tries to press me hard is going to get a "no sale" fairly quickly.  If something makes sense, I'll buy it.  If it doesn't, no amount of hard pressure is going to change that.

Bill - I don't  show Patio homes but I have a few  buyers just like that in fact I thought you might be working with the same buyers i don't mind I am patient with them because they are loyal to me because I am patient with them.  My philosophy is when a buyer walks into the right house they get a feeling this is home -No need to hard sell they know
