Tamara, what a great home or fabulous get-a-way and so close to skiing, hiking and all outdoor activities. I went ballooning near there and what fabulous views there are. I'm sure that the lucky buyer that buys this moonlight magic and mermaids will be ever so happy living among the pines.

Thanks Gena!

It is a great home.  Really energy-efficient.  My local energy conservation expert tells me it costs less than 50% of what it costs to heat other homes this size.  We don't have much of a cooling issue up here!

There are pines, but also amazing huge aspens that have incredible color in the fall.  It's also right on the creek.  I think ithe master is about 20' off the creek.  It's off the 100-year flood plain and there is a drop off to a flat area that runs for acres, so the big rain/snow years, the water goes to the east of the house.

If you have any buyers for the Truckee/Tahoe area, I'd be happy to assist them.  I always make time for referrals!

Sara-

Thank you.  I have had 3 photogs in.  I can't seem to get the actual feel of the home on film... so much for a picture being worth a thousand words.  But I don't think it's even words that describe this home.  Once you are in, there's an aura that surrounds you of peacefulness and comfort.  I've had people come in and not want to leave the couch.  They just want to soak up the "energy".  Glad you stopped by.

It's amazing the difference good insulation makes... that it's such a cost saver and more eco-friendly is a great added bonus.

Hi Chuck--

It was so much fun this winter watching the snow melt on the 2 houses built just after mine, one on the north side and one on the south side.  All 3 houses have pretty similar southern exposure.  The other 2 have conventional fiberglass insulation.  They would start to have streaks and then the snow would be mostly melted while I still had a thick blanket of snow on mine.  Really something to be said for the foam insulation filling all the gaps!  Wish I would have taken pictures!  Would have been great for the marketing!

Tamara, I am so impressed with this house. My associate in Knoxville will have to see this blog (and take the VT)

Hmmm...I might have to find some time to visit...

Aesthetically, this house would blend perfectly with homes in The Preserve at English Mountain...you mentioned that the insulation is soy-based? Very interesting.

I'm so green when it comes to green (as you already know)...and it's so imperative that I get up to speed on this....

While in FL, I plan on spending evenings at the Web site you forwarded to me (sigba.org)

Chris--  The pictures don't do it justice.  This is a house you have to experience.... It's built slab on grade and the ICF system (foam blocks filled with rebar and concrete--that's the short version) make for such a solid house.  It's sooo quiet!  And unlike stickframe construction here, there has been no drywall cracking from settling...  On the construction side, you feel like you've walked into Fort Knox.  On the emotional side, you feel an amazing warmth and comfort...  And with the windows open or sitting on the deck with the sound of the creek just a few feet away (yes, it's out of the floodplain and is sloped up from the creek) it's a most magical experience!

So on the green side, yes the insulation is sprayed in and expands.  The product is soy based.  There is also a certain amount of blown cellulose between the floors and the interior walls--adding even more to the quiet factor.

Even the carpeting is made from recycled soda bottles.  There is so much available out there.  Study sigba.org and let me know if you have any questions on what you find.  I've had some experience with a variety of materials and have friends that have a wealth of first hand knowledge.

I'm going to call it a night.  I have an early morning preview of the house.  Hopefully the agent will be bringing buyers by this weekend!
