I'm curious:  of all the agents out there who have had dedicated home inspectors, what do you look for when recommending them to your clients?  I'm also why, if you've stopped recommendations, did you stop using some home inspectors?  I look forward to hearing your voices!

Had pretty much a dedicated home inspector that we liked very much.  Nice guy, did a great job.

Why we changed.......he had no loyalty to our firm.  He was interested in buying foreclosure property and if you have ever dealt with foreclosures....if you don't buy them from the listing agent, you have very little chance of acquiring.  He decided to repeatedly purchase foreclosures from another firm and then relisted with them for fear he would get bumped to the bottom of their client list.  This was more important to him than our business.  So....hope he can make a better living in flipping.

Our new inspector is pretty awesome.  Has done a great job.

For me it is a balance of knowledge and opinion Some inspectors want to show off all their knowledge to my clients... ok glad you know your job but don't over whelm them... or worse yet please don't include your opinion... i.e.. I feel that blank blank. should be updated.. Ok now the buyer thinks blah blah should be FIXED we went from should be to must be ... all because the of an opinion

Here the inspect occurs after the price has been negotiated and the sellers are not willing to spend more money dealing with things that are not truly in need of repair.

I have had a lot of inspectors come and go off of my list.  The one gentleman who has stayed did my own home inspection 11 years ago.  He does a great thorough inspection but does not scare my clients half to death.  I think that is my biggest beef with inspectors; when they scare the client with the small stuff.  The biggies are roof, heat & A/C and foundation most everything else is small stuff.

This is great information!  I do a pretty thorough inspection.  Last week I had a 44-page inspection with lots of pictures.  As a note to the client, I list everything but the go over the items that are safety-natured.  I make my notes either black or red.  Your inputs tell me I should really consider only making red the comments requiring attention.   I'm still interested in hearing more comments!  Thanks!

Greg- If I had a list of qualifications for an ideal inspector, it would include a thorough inspection(some in my market are getting a 3000+ sq ft house done in just over an hour, which seems really quick), a well-communicated walk-through w/ the client, willingness to follow up after the inspection, if questions arise, and honesty.  Pictures and computerized, emailable reports are a big plus.  I have had inspectors that simply wanted to spend enough time at the "walk-through/review" with the client to have them sign the inspection agreement and write out the check.  I have also had situations where it seemed as though the inspector was trying to minimize safety issues.  I think this comes from the fear of being labeled a so-called "deal-killer", when all I and the client expect is an unbiased point of view.  In my mind, if a home has one or more serious defects that can not be negotiated or fixed, the home was the deal-killer, not the inspector who performed his job.

Overall, I have not found THE inspector to be my absolute go-to person.  Since you are a bit far away, and I can't recommend my husband, who is an inspector, I am still searching for a great inspector. Best of luck to you!

Thanks for your comments.  Too bad you can't somehow use your husband as an inspector; that would solve issues for sure.  I like your thoughts on the deal-kill--I'm actually going to change my web site a bit because of your comments.  I do what you expect a home inspection should do, but I don't advertise that like I should.  Thanks!
