If you know anything about Detroit Real Estate Investing, you know that it's not like your typical City that you can use a Vanilla real estate investment course for. It's a City with many challenges that requires a different approach for all of the nuiances with the City and the areas. That being said, that is why there is such a great opportunity right now in the City! There are people making a lot of money off of these houses and doing well by the City because they're fixing up the housing stock and providing good quality houses for tenants and lease-option homeowners.

Now I don't think this would be a great blog post if I just left you there so I'll give you a quick preview of some of the steps:
Security - The most important part with your house before rehab, during rehab, and basically any time that you don't have a tenant in the house is security. You need to board up every window and make sure the doors are enforced with security doors. There are many companies that do this but really only one that we feel does the best job for the cheapest cost. The last thing you want is an unsecured house. If someone's going to steal from a house or trash it, do you think they'll take the secured or unsecured one first? Don't make it easy!
PEX Plumbing - One of the bigger challenges in most vacant housing right now (whether you're in a ritzy place or in a working class neighborhood in Detroit) is copper theft. If you're going to be updating the plumbing, and we recommed an update on most houses, replace it with PEX. PEX is almost like a hard garden hose but it's still flexible. It basically has no street value (read will not get stolen), is cheaper to put in than copper, and works better and lasts longer than copper.
Glass Block Windows - Glass block windows in your basement not only help with security of the house, which ties into the two above, but it also makes the house look much nicer. Instead of cheap windows in the basement that look bad and don't last long, you have beautiful glass block windows that last forever and also add to reducing heating costs because of their superior insulation factor compared to single pane windows. Definitely a must have.
Overall if you do implement some of the things we recommend, you will spend more money up front. You will, however, save money in "other" costs that crop up from not doing what we recommend. Make sure you leave comments for us on the free report and ask any questions. We're the Detroit Experts!
