Real Estate Agent with Huckaby Briscoe Conroy Group - Keller Williams 76661

Broyhill McLean Estates is a neighborhood located between Dolley Madison Boulevard and Chain Bridge Road near Downtown McLean. The residents appreciate the convenient proximity to Tysons Corner Mall and Galleria, Washington DC, and Arlington. Commuters here can take advantage of easy access to I-495 and 2 major airports – Reagan National to the east and Dulles International to the west. Broyhill McLean Estates residents attend the McLean School Pyramid which includes both Kent Gardens and Franklin Sherman Elementary Schools, Longfellow Middle, and McLean High School. Residents enjoy convenience to several Grocery stores, McLean High School, and Lewinsville Park which features a local Farmers Market.

The majority of single-family homes were built roughly 60 years ago. There are approximately 250 homes in the neighborhood, which includes original homes, some with expansions and new builds in recent years. Those homes built in the late 1950’s consist of ramblers, bi-levels, colonials, raised rancher, and split levels. The sensible, post-war era homes typically offer 3-4 bedrooms, 2-3 baths, and in some cases carport(s) or garage(s). The newer construction homes built on in-fill lots offer considerably more square footage with higher ceilings and modern features and amenities.  Most lots are one-quarter to one-third acres, with private backyards – many of which are fenced. Perfect for anyone who wants space and to be part of a community.

Broyhill McLean Estates has active community involvement through their Civic Association. The association provides the neighborhood with updates and communication regarding upcoming events, activities, and safety information. Events in the little community include block parties, yard sales, Friday cheers for adults, and seasonal gatherings like their Halloween parade. Every neighbor is encouraged to participate in the events and gatherings, all are welcome and fun for all!

Lewinsville Park is conveniently located across from Broyhill McLean Estates along Chain Bridge Road. The park provides bountiful leisure and activity space with football, turf soccer, and baseball fields, tennis and basketball courts, jungle gym, and garden plots. Through the Fairfax County Garden Plot Rental Program, McLean residents are invited to rent plots and work their own little slice of earth and reap the rewards. In addition to all of its usefulness, this historic park marks the location of the Battle of Lewinsville and maintains a Historic home as well.

In 2020, 5 properties closed ranging from $700,000 to $930,000. Most of these closed above list price and sold “as-is”. Currently 2 properties are pending, 1 being HBC Group’s listing at 1433 Mayflower Dr and  7127 Merrimac Dr, which is newly built.  There are currently 2 homes listed for sale that are recently built in 2019 and 2020. The neighborhood is very desirable and with almost every lot being a .25 acre, it is very desirable to builders for those homes that haven’t had as much TLC.
