Hawaii foreclosures rank low on Foreclosures

Hawaii ranked No. 42 in the nation, as compared to the four highest states.

California (Properties with Foreclosure Filings): 64,683

Florida: 35,264

Arizona: 11,620

Nevada: 7,276 Is buying a foreclosure a good deal?

Compared to what? Compared to a market that is priced right and a knowledgeable Realtor who knows their inventory. There are many properties that have no balance owed that are for sale. Mom and Pops who can sell for less down size and move on for much less then a foreclosure.

 

Short sales can be good yet the work and time involved are going to vary.

I was told that all the inventory and amount of work on Hawaii short sales to date June 1st 2008 will take the rest of 2009 to finish and close. Thats not accounting for whats coming through from July to December 2008. It's just a matter of our economy and riding out the debt owed until it comes to a decent balance.

In this volatile Real Estate market it is important to understand the many facets of this changing market, appraisers begin to pen this (2013) market as a recovering Real Estate market, with the ability to increase the appraisal by .3/4 per month of last comparable sale. When choosing a Realtor/Broker keep in mind the many attributes that bring in expertise, short sales, foreclosures, REO’s and the continuing straight forward Multiple listing sales. I have experience in every market, in every condition.

Hawaii is still heaven on earth i just wish i had wings to get there. What will kill the Hawaiian market prices is the inability to get there reasonably. Gas at $140 a barrel checked air fare on the remaining airlines and could not find anything under $700 round trip. I am considering it but really wonder if the prices are going to down for summer. In the mean time we are watching the 6th Laker game, Go Lakers! Jill
