Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 29, as compared to 44 last month.  Twenty three are pre-owned and six are new construction. Currently for sale, there are:

  • 11 single family homes (ranging in price from $289,000 - $2,195,000)Addison Home in Bellbrook Estates
  • 1 half-duplex ($315,000)
  • 8 condos ($198,000 – $440,000)
  • 9 townhomes ($331,900 - $499,000)

Twenty two of the available homes have been on the market for longer than 30 days.  

The average number of days on the market for the “active” status, pre-owned homes is 77 days (as compared to 61 last month). The median number of days on the market is 67 days, compared to last month’s 36 days.

There are 11 homes in the pending status (waiting to close), as compared to 18 last month. Six of these are new construction.

Twenty one Addison homes sold/closed in August; 15 closed the prior month. The median number of days on the market was just 8 days, and last month the median was 10.  The average number of days on the market was 19 days. The range in August for the previously owned homes was 1 days to 101 days. The average price per square foot of all previously owned homes that sold is $184.59, down from the $188.27 average the prior month. The average list price to sold price ratio is 94.22%, a decrease from last month’s 98.14%. There are still price reductions and offers accepted below full price, with few, if any, multiple offer situations.
