Makeover2Takeover Week 5 Challenge: "Systems"

One of the most basic elements of a successful real estate business is the development and implementation of 'Systems.' Incorporating such tools provides consistent and repeatable standards of action/performance, and ensures that each client receives the same measure of complete, quality service.

Most accomplished real estate professionals employ 'Systems' for every major aspect of their business. But by far, the two most common are systems for 'Sellers' (Listings) and for 'Buyer' clients.

The Makeover2Takeover Week Five Challenge will be for our Teams to create a complete and thorough 'System' for both Sellers and Buyers. These systems will serve as a boilerplate (template) for all future transactions. It will provide a comprehensive checklist of task/activities associated with each client type.

Week 5 Assignment:

Submit your Seller & Buyer Systems to Rich Jacobson in a single attachment Word Document or similar format. Any and all entries may be published on the official Makeover2Takeover Blog.
Be very thorough and detailed in creating your systems. Remember that you will be incorporating these into your own business for all future transactions.
Entries will be judged on format, completeness, and creativity.

This week's Challenge is due on Saturday, June 21st at 3pm (PST).

Rich, Sounds like another great challenge! Our buyers challenge was so much fun, and I think this one will be as well! Looking forward to it.

I can't wait to generate the income that I know I will with all of these business ideas. I have no systems. Well, I guess I do, but they just happen, which isn't a good system.

O Fearless Leader Rich...

Another brilliant challenge! Without systems you are like a ship without a course or rudder. It's tough to get anywhere. It is another absolutely essential part of a successful real estate business. Plus as Missy said "Without them you can't take vacations" :).

Deb Darlin', I think all the contests in the challenge should take a vacation together, how much fun would that be? In fact I distinctly remember our fearless leader Rich said that in lieu of them not sending out that video camera he promised us he would send us all on a trip together. All expenses paid by Active Rain to anywhere we choose! Everyone remembers him saying that, right?

So I'm going to start taking your votes on where we are all going. I vote Palau, the emerald islands. It's wonderful, and while we're there I'll teach everyone to scuba dive, OK? So post your vote here and majority wins. I'll turn in our itinerary to Rich for our all inclusive 2-week all expenses paid by AR to Rich. How about right after the contest is over?

Rich don't worry about the money it's going to cost AR, you can pay for that 100 times over with all the money I'm going to make us in our joint venture you also agreed to. I will be selling all the challenges, and entries to trainers, large companies, NAR, etc. We can package it as "The complete step by step guide on how to make MILLIONS in a Real Estate Career, Makeover 2 Takeover by Rich & Teams. Yet another fantastic challenge to help those build their business. Cant wait to see the results. I know this challenge I would have a difficult time with. I am systems challenged. :)

Systems... systems... are you there Desiree? Do you see my smoke signals? I need your help on this one, for sure.

Liz: funny that you mention Palau. An attorney that I used to work with spent two years as Legal Counsel to the government of Palau. He also went on about 75 dives while he was there and showed me lots of pictures and told plenty of stories about the beauty of the islands. Sounds like a great trip -- think we can swing it?

WOW!! This is going to be an interesting challenge to say the least. I am really enjoying this competition... each week is just better and better. You definitely have to have systems in place when all the business starts pouring in from the other things completed in the past weeks. Can wait to see the outcome of this one!!!

What a great challenge. This is something we all should implement for our businesses, if we don't have systems in place already.

Liz, You have my vote for Palau! Do you think 2 weeks will be long enough? Ooops, I forgot, we will all be so busy because of the new "systems" we have in place! Count me in. Looking forward to the scuba lessons!

This will be one to watch. I'll be interested to see the teams' systems. I know that mine are always ready for some make-over...

Rich, where did you get all these people? They're nuts! That's why I fit in so well! Lissa...holy niblets??? What's that. You're hired. Liz, congratulations to you and Josh for your first place in week 4...the young man will never be the same without you!

We are alllllllll destined to become very wealthy after all this...if we don't it's our own fault.

I've been following this and I really am thrilled at what I am learning. Starting over at Keller has given me the opportunity to change things around - and this is helping me.
