Your video clearly explains what a seller's market is, Joe!  We are short on good inventory here in Sacramento.  We are definitely in a seller's market!

Great video, Joe. It's important to understand what seller's market means in terns of inventory, pricing and competition.

Buyers don't always realize is that markets vary by geography, price point, etc. Right now while overall we are a strong sellers market in my area, in some markets and price points it's balanced, and even a buyers market at the high end! Buyers need help from good Realtors who understand the local market conditions and can explain what that means for their home search and offer strategy.

I believe sellers' and buyers' markets are cyclical and could be predicted based upon the economic forecasts. Savvy investors use these opportunities to buy, hold and flip when the economy turns, however, the opportunities still depend on properties available in and around L3.

It's a competitive time for buyers. But as others have mentioned, there are some areas in our market, and price points, that offer a bit more breathing room.
