Self Directed IRA and investing in Real Estate

As the stock market heads downward many people have wonder how can I make my IRA money work for me.  It's called self directed IRA's. 

Basically you take the money out of your IRA via a company like pensco trust (www.pensco.com) and invested it in Real Estate.

Now here comes the disclaimer, you need to be very aware that there are many rules for self directed IRA's so please contact your CPA when looking into these type of investment oppurtunities. 

I have had the privileage to work with my father in trying to get his IRA money have a better return on investment (ROI) for him.  Currently we are not even investing in my home market of Portland, Oregon but looking to invest in the Richland, Kenniwick, Pasco Washington Area.

The ROI and CAP rates in the Tri-cities range from poor to great depending on the money put down on the property.  But the nice thing about this area is that the homes and multiplexes are less expensive than Portland and the rental vacancy rate is about 4%.
