In today's market there are areas that are just not holding their values. In some cases that might be considered a bad thing. In other cases that might be consider a good thing. When it comes to 1031 tax deferred exchange, it can be a great thing. This allows for you to defer your capital gain when you sale your real property and reinvest the money in an alike property. To qualify as a like-kind exchange, property exchanges must be done in accordance with the rules set forth in the tax code and in the treasury regulations.

Not only would it be a great time for an upgrade, but it is a great time for the first time buyer as there are great deals on the market at this point. I could sit here and name fifty or so Realtors that I would so back in many areas around the United States as "Realtor of Choice". And these people are just chomping at the bit to get you in and show you what can be yours today.

But, lets get back to the topic at hand. Is it a good time to buy upgrade? Well, I have to answer that by stating that it is all based on what your situation is. The market in most areas is down and if you are looking for a "bargain" deal, then yes, this is the best time to buy in most areas. If you are looking to "go bigger" because your family is growing, then by all means, contact a local Realtor today, and get busy. Heck, call me and I will help you find one.

Bottom line, the market is ripe for the picking and it is time to harvest. Get off the couch or out of the lazy-boy and get in gear. Call a mortgage person like me and find out how much you can spend and then go find a Realtor with the pre-approval in hand.
