One reason why your home isn't selling is:
If you have had your home on the market for several months and haven’t seen much activity or any offers, chances are this reason  maybe the blame...

Your price maybe too high. .

If you are priced out of the market, it's almost like not being in the market at all!

Don't put yourself in a position were you are HELPING the competition sell and your home is being used by other Realtors as a reason to buy nearby homes.

One of the reasons your home maybe not selling could be the price. . .

A good Realtor should guide you to set your price and  have a chance to sell. . .

Just remember. . everyday there are hundreds of closings in the Washington DC area.. .including Maryland and Virginia.

WHY NOT YOUR HOME!

No doubt about it, the most common reason for a home not selling is that the asking price has been over-extended in the high side.. The reasons for setting your price too high to begin with are many. Ranging from over enthusiastic listing agents to unrealistic seller expectations. Regardless of the reason though, if you’ve priced your home too high, you’ve set yourself up for a number of obstacles to selling your home. When you are competing with foreclosures and short sales . . your price will determine if buyers even will come by to take a look.

"A good Realtor should guide you to set your price..."            Exactly, Fernando!!        One of the many reasons to 'hire' a Realtor.

Morning,

A good Realtor would advise their client to price their home to sell and inform them of the reasons to do so.

A good Realtor would not list a house that was over priced, to do so would be an injustice to the client.

A good Realtor in some cases has to walk away knowing that it was in the best interest of both parties.
