I have a wonderful home listed, priced right, well maintained and in a great location.  A fellow Realtor showed it and I asked for feed back.  She said the buyers loved the house and so did their parents, but that it had brass fixtures and was outdated.  I replied that any ten year old home would have brass fixtures.  The home has neutral colors and is very tastefully decorated.

My thinking is that if you don't like the fixtures, you can change them.  The seller is not going to spend the money to change them.  They work, look great and will be back "in style" in a few years!  If you want to pick your fixtures, you need to build or buy new construction.  If the home is in your price range, you like the location and the home, make an offer.  You can do the changing later.

Styles in home, like clothing, change continually.

Everything you say is correct. Problem is that in my market there are so many homes on the market that it is just so much easier to choose a house that is more "updated" than to do the work on another home, unless they can save money going with a more "dated" one.  So, I agree, but I also agree that it might effect how fast a house will sell and at what price.

I've taken a different approach.  I do have my sellers change brass door knobs, plumbing fixtures, and light fixtures.  Yes, they may come back in style, but they're not in style now.  Most of my sellers spend about $200-$400 (I say most...I've only had 2 do this) to change all the brass to brushed nickel. 
That's a REALLY small price to pay to make your home look fresh.  Our market has WAY too many homes on the market to leave anything to chance.  A few years ago we could sell as is and just have the buyers make the change, but now there's a good chance that there are 4 or 5 other homes in the area in the same price range, so we have to be the best looking.

Hi Mary

We have the same problem here in FL and I've gotten the same feedback on the fixtures and sometimes the color schemes.  I know that down here we have just so much on the market that buyers are being incredibly picky right down to the plants out front!

If you continue to get that feedback, you may want to suggest to your clients to offer an allowance for the fixtures on the listing, that way it can be addressed with the showing realtor and you may have a better chance at an offer.

We don't have that many homes on the market in that price range.  I don't see how your sellers changed out lighting, plumbing  fixtures, hardware for $400.00!  It would cost much more than that here.

As a home stager i see alot of homes with the brass and you would be surprised how VERY different the home will look in that critical first impression period when the fixtures are changed. it is a relatively small change that will take time off the selling period and grab more interest.

Thanks for your response.  I agree it will change the look, but we don't have that many homes that compares to this one.  It has only been on the market a few weeks.

Mary, Personally, I despise brass fixtures.  I think that they make the home look very dated & that it turns a lot of buyers off.  But, if they really like/want that house, they'll overlook it.  On the other hand, in a market such as this, there's a lot of competition & if it comes down to the brass house and another, the other may win for that reason.

It is hard to ask the seller to change out, what if the home didn't sell?  I just think if the buyer wants new fixtures they can change them.  If I had the buyers I would say, "If you don't like the brass, but everything else is great, make a lower offer."  My sellers love their home, and if it doesn't sell they will be okay.

I agree, if they want the home, they will overlook it and replace themselves.  We have alot of $300,00 homes on the market with brass fixtures.  There are few homes in this price range, and we have a stable market, plus, the sellers don't really care if it sells or not.  Thanks for the response.
