❤️❤️❤️ Writing Love Letters ❤️❤️❤️

Love letters are often written to express the love between two people in a relationship but have recently made a huge showing in the real estate industry to secure a property for home buyers.

My advice: Please don’t show them to sellers. The letters explain, at length, are often emotion packed, how much the potential buyers love the home and it will be so great for them, blah blah blah.

This is a potential lawsuit waiting to happen if the buyers do not secure the property.

Here’s why: They could say that “Sellers discriminated against my family because (multiple reasons) or we included very private details about our situation and then they wouldn’t sell it to us."

It may also be filled with Fair Housing violations.

Please don’t send one, and if you get one don’t show it to the seller then tell the buyers agent that you will not show it.

Tell them why. Your thoughts?

Good for you to avoid that scenario Lise Howe, it can create so many unexpected problems. While you are unable to prevent buyers from writing a love letter, you do not have to be the post office!

I have only seen one of these letters and it was several years ago. This is such great advice and something I probably would not have thought about in this way. You are so right and I am so thankful I read this today. Most of the time the sellers are just looking out for their bottom line anyway - they want the love shown in the price you are willing to pay. These love letters are definitely an open invitation for lawsuits..showing a picture of the family is especially a huge pitfall you don't want to be involved in. I had a seller tell me don't show me any letters from buyers..... I don't want to be swayed by emotion just the facts and bottom line for me!

That could be a very costly letter for any seller, in my opinion Kris Collis, Associate Broker, even if the intentions are sincere. A buyer can write one if they wish but I refuse to present!

I have always told my sellers that the only thing of interest to them in deciding between offers are the terms, that may include arbitrary things other than just price. As for my buyers, if they want to write one I will deliver it, it is up to the other side what to do with it.
