Good, I got your attention.  If this is not the type of blog you had in mind, sorry to disappoint, but since you are here now anyway, you might as well read on.  Who knows, maybe my advice will be of some help to you, and it is free after all. 

Some clients have asked me for tips on an easy fix for their bedroom when they are trying to sell their home.  They don't want to spend a large sum of money, but want to give the master bedroom an extra bit of life to appeal to potential buyers.

One way to achieve that is through simply changing the bedding and adding a few matching throw cushions.  Here is an example of the difference it can make:

I will have to remember this tip. The best part is it goes on the truck and they get to enjoy it in the new house. It helps the seller focus on the final goal which is getting moved into the new home.

I certainly am not the neatest, cleanest person, but if I was trying to sell room #1, it wouldn't be hard to figure out a big part of why it wasn't selling. I must say, it is obvious, but it amazes me how many homes I see like that, as well as over grown weeds, paint job, etc. It can make the house seem like it has more wrong with it then it might actually have, but nonetheless, the buyer moves on.  Great job there!

Ronald - Sometimes the smallest changes can make a big impact.  You are so right about the weeds, paint, etc. too.  Thanks for the compliment.

Great, Charlene. 
Rather than tell my client that she may need new bedding, I have gone as far as buying a comforter or bedspread myself, and giving her a 'gift' to help the master look like a master.  It helps, if/when words did not. :)  (of coure suggesting a stager doesn't always go over very well, but it is becoming more and more popular, and some clients are becoming more receptive and more willing ... so hopefully I will use your services one day soon) :)

Barbara - Thanks!  You're right, it's a small investment that can make a big difference.

Kathleen - Yes, home sellers need to become more pro-active.  I think that the t.v. shows on home staging and house flipping are starting to educate the public as to what they need to do to help sell their homes.  Are those shows realistic?  Not always, but I think they do help somewhat.  As for real estate agents, I guess sometimes they don't want to come across as the "bad guy" to their clients by making too many suggestions on what needs to be done to their property.  That's where having a stager will take that responsibility off the agent's shoulders.  We can make those recommendations for them, but much more tactfully than how you see it done on t.v. :-)  

Kym - Thanks!  I really like that colour combination too.  The bench was lost before wasn't it?

Sylvie - Good for you buying your client new bedding!  That's a win-win situation.  You're providing your client with a 'thank you gift', you're increasing the appeal of her bedroom to help get the property sold and, it was something that she was able to take with her when she moved and have for a long time afterwards.  People don't forget things like that.  I'm sure you must get a lot of repeat business.  I hope I will have the opportunity to work with you on some of your listings in the future.  If you would like to receive one of my presentation packages, just send me a quick email and I'll forward one to you.

Charlene, absolutely - send me the package to the office. 

I am always doing things like that for clients; and they do remember it.  I would prefer that some of them use stagers more often, but that's been very difficult.  Sometimes it's not even about the money. They just think their stuff is just fine, and can't see past that; and sometimes you just have to go with it. I guess it's stressful enough for them. I don't want to add to the stress, when I get resistance ... and we've been luck in our market, I guess, because things have been selling quickly, but if the market changes (more than it already has), I think stagers will be getting a lot more work.
