Just wanted to update you buyers & sellers again.  In the market place here, we are finding home prices to hold, but buyers feel that sellers will lower their price.  The sellers in this market are wanting to buy another home-whether it is an upgrade or just to reduce their living style.  They are not willing to reduce the selling price by more than a few thousand dollares - since they will be purchasing another residence.  Texas is still one of the best markets!! ---Whether downsizing or upgrading -these sellers are not willing to be apart of the foreclosures.   They will stay and keep their properties till they find the place of their choice to move to.

I guess we really are lucky not to have been hit as bad as the economy has been hit in other areas.  We  are getting lots of retirees and people to find their new residence in a Lake Community with acess to great schools, hospitals, restaurants and not far from Houston.  Don't forget our prices were never high as to comparison to other states--that is why our economy is still holding strong!!
