NETWORKING KNOW-HOW from The Mortgage Go To Guy!

By
Real Estate Agent with THE PODGURSKY GROUP @ Re/Max Direct

After reading blogs about what to put on your website, what to put in your email, what you should put in your ad copy, what your elevator pitch should be, and other networking and business building ideas I began thinking of other bits and pieces of networking and marketing know-how that are important to our businesses.

The thing that popped into my head was - what comes AFTER the elevator pitch when you're networking.

I am specifically speaking about those networking luncheons we all attend from time to time when we are offered the opportunity to stand up - give our elevator pitch - and then we're supposed to say:

WHAT IS A GOOD LEAD FOR YOU??

The question in and of itself sounds like we're cherry picking...hmmm... are we? AREN'T WE ALL?

The best way to find the answer to this question is to deconstruct what you do everyday.

  • I am a Licensed Mortgage Broker in the State of Florida.
  • I deal in both Commercial and Residential Mortgages
  • I do First Time Homebuyer Mortgages
  • I do Investor Mortgages
  • I help Small Businesses with their Financing needs
  • I help my clients grow their wealth through leveraging their homes properly
  • I help my low-credit clients improve their scores

The common thread to ME in those lines is that I am a very hands on Real Estate Finance Consultant.  I like dealing with the analytical moments when I really help homebuyers, homeowners and business people improve their net worth through real estate.  I like teaching people about controlling equity and controlling their real estate portfolios even if that consists entirely of one small starter condo.

What is a Good Lead for David A. Podgursky, MBA - the Mortgage Go To Guy! ?

  • Your client that needs personal and professional service to help them understand the way their mortgage will relate to them, their lifestyle and their purchase over time.  The client that needs help understanding the costs of their entry and exit strategies.  The client looking to grow with a professional over their lives.

Abstract! Sure... but what's a concise version?

  • Your clients that want a mortgage professional that is dedicated to finding them the best program to fit their specific needs in life and in their loan program.  Someone who really wants a hands-on consulting type to help them get the right program for now and in the future.

Will I write a loan for someone who wants to put 50% down and get a 15yr fixed loan (grind grind grimace grind) sure... don't ask me to enjoy it though!

  • I like to show people the benefits of putting down the least necessary to make a loan work with their budget and grow with them.
  • I like to show people how an interest only loan actually helps them pay off their mortgage faster - if that is their goal.
  • I like to show people how NOT paying off their mortgage actually prepares them for the other stages in life when they might need that money and don't want it stuck in their houses.
  • I like to help people analyze where they are in their lives and where they are going and how the mortgage will fit their needs throughout their life's stages.
  • I'm a hands on mortgage broker ... I like people that like working with people that are passionate about helping them.
What's a good lead for you??

David, I like your idea of deconstructing your day to find out how to best state what you want in a lead.  I have a BNI meeting on Monday, so I'm going to apply this tip then.

Good information David.  A good lead for me, right now, is any lead.  I don't know how things are in Lake Worth, but I'm abut to go catch some frogs for my dinner... I need clients!
