A Florida agent contacted us early this year about helping her buyers sell their Lebanon Ohio home. She'd scouted agents for a good fit and liked what she saw of our online presence, and we're always happy to accept a referral!
We consulted with the sellers well before it was time to place their home on the market and they had a "to do" list to prepare the home. One extra wrinkle was timing their sale. With a closing date set in Florida, it was critical to not sell their home TOO soon, nor TOO late. A review of the market and their competition narrowed down the window for sale and the home was under contract within one day on market. And a key term in the contract? The sellers were allowed to stay in the home for almost 3 weeks after closing. They'll leave for Florida on a schedule that works for them. And the silver lining in that ability to stay? When the appraiser threw a curveball and didn't meet contract price, the sliding of 5 calendar days on the closing date had no negative impact on our sellers.
So today, everyone signed the paperwork and moved the monies needed to complete the purchase. Our sellers are thrilled, we maxed out the dollars for their home and met their time frame for sale with room to spare. And they only had to walk the dogs twice before going under contract!
