Buying or Selling - When is the right time to do either in Arizona?
The questions we professional Realtors get asked on a consistent basis in Real Estate: When is the perfect time to sell? When is the perfect time to buy? Is the market going up or down? Now, If I had all the right answers, I'd be a billionaire, author of at least 10 books (all would be best sellers of course) about the market and our industry. I'd have the largest real estate firm in the valley and be living a top of Camelback Mountain.
Since, I don't have those answers (I mean I do, but I have to rely on market data and trends) so I may not always be accurate, but I get pretty damn close when it comes to pricing my homes and getting them sold.
Values. Values are based simply on comparable sales. IE. three other similar homes, in size and style, in the same community that have sold in the past 90-180 days. If Comp A, B and C are in the same ball park as your house, the average value of those 3 homes is yours.
When should I sell? Easy, when you're ready. Its not always a good time to sell your home when the market is in a feeding frenzy (did I just say that?) yes. Yes I did. Just because you may make a few thousands more dollars by allowing me to sell your home now, doesn't mean you're going to reap those benefits, what about the buying side? When should I purchase? Loaded question because the answer is always, NOW. YOU don't want the market to pass you by.
In June 2020, if you are a first time home buyer, and your purchase power is under $350k, its time, values are rising and will continue. Values typically rise 6-9% annually, depending on condition and location, you want the most money when you sell, then your house needs to be model sharp and move in ready to maximize your profit.
