I don't give high pressure to clients, ever. You'll get the straight scoop within the allowance of my fiduciary duties.
Last Friday we had a hot fixer-upper come on the market. Showings started within hours of MLS entry and in no time at all the home had 17 showings scheduled, including 2 for potential buyers that reached out directly to us. It was apparent this home was going to move FAST. My two showings were back to back early afternoon. Both buyers got the warning: I work for the SELLER, here's the Consumer Guide, & that the home was likely to sell fast. If you're interested DO NOT WAIT.
The first buyer walked in ready to buy as long as the home didn't have a big surprise. It didn't and they told me they wanted to offer.
The second buyer needed more time to think about it.
The property (and the buyers for the property) didn't surprise me. We had multiple offers by mid-afternoon. Buyer 1 upped their ante quickly and secured the home as their own.
I didn't need to push. The home spoke for itself.
That's the general philosophy for how we work with our clients. We provide information, recommendations, & then THEY make the decision for us to execute. We don't have to push if we've provided the pros and cons.
The same applies for our patio home niche. Before we ever get a call, home sellers and buyers have already ready enough of our patio home information to know they want us. We don't have to push.
And it's the expectation I have for companies I do business with. They get too pushy and I'm going to be less and less receptive.
Cold email me, then send me 2 or 3 emails "why haven't you responded to my solicitation?". Well, I never owed you a response. I never asked for your service.
Don't push me.
Cold call me and give me the hard sell? Yeah, good luck with that.
Don't push me.
Provide me good information & prove your expertise.
Don't push me.
If what you're offering is truly THAT good, it'll pull me in.
