When Will Our Economy Recover? What Will It Mean For The Housing Market?

 

These questions seem to be on the lips of most everyone these days. Naturally, no one has a crystal ball to predict a recovery timetable with total accuracy. But it does appear that many of the experts who follow and forecast economic trends, are beginning to align in their forecasts for when we can see a recovery begin.

 

According to the Wall Street Journal's Economic Forecast Survery, 85.3% of the 60 economists this survery follows each month, we should see a recovery begin the second half of the year beginning in late June and with recovery becoming strong in the fourth quarter of 2020. These economists' predictions seem to be echoed by major financial institutions... so it would appear that most everyone is singing from the same hymn book right now.

May's unemplyment numbers help support these economic forecasts with 2.5 million jobs added this past month and unemployment down to 13.3% versus the anticipated 20% figure.

What's The Outlook For The Housing Market In The Charlotte Region?

 

In the Charlotte region, April 2020 pending sales and home prices increased year-over-year, despite corona virus related restrictions on home showings and shelter-at-home orders. The month of May most likely will also show year-over-year increases in pending sales and home prices as we reduce restrictions. Demand for homes remains high and supply is lower than ever.

 

Housing will play a leading role in economic recovery in 2020According to Robert Dietz, Chief Economist, NAHB: “As the economy begins a recovery later in 2020, we expect housing to play a leading role. Housing enters this recession underbuilt, not overbuilt…Based on demographics and current vacancy rates, the U.S. may have a housing deficit of up to one million units.” Experts feel the strength of the housing market before the COVID-19 crisis began is the same strength the economy will be able to lean on as it begins to recover.

Brian England hi Brian... Wall Street Journal is no fly by night publication... I've been reading it since 1974. When they monthly survey 60+ of the top economists in the nation, I think we should be paying attention, especially when there is much agreement amongst them. While there are all kinds of charlatans out there calling themselves experts, we can't dismiss serious analyses from real experts out of hand.

Nina Hollander - The economic forecast I heard in TX this past April was not very promising. The next one I'm scheduled to watch is on June 9th. I'll see how much it improves since the last TX report and compare that to yours too.

Nina, I already looked at my investment account this morning, and that is climbing steadily again.   Real estate is moving quickly, and will know what the May stats are in a couple of days, but believe it will show a slight increase over April.

So many things that were forecast in April didn't come about. Meantime, there are 2.5 million more jobs this pastmonth, which no one forecast and the resulting unemployment rate down to 13.3% versus the anticipated 20%. Hopefully this trend will continue into June.

Joan Cox hi Joan... DOW is back to 26,000... it's regained a big chunk of what it lost a few months ago when it was down to 19,000 from 30,000. Unemployment rate dropped to 13.3% as 2.5 million jobs were added this past month. No one had predicted this to happen in May. Real estate remains strong and will be a driving factor in recovery.

Homes are selling here - it's just that there are not enough of them.  While a lack of inventory has been an issue for a long time, it's really an in-your-face reality right now. We are optimistic though, as things start opening back up, we expect home sellers to gain the confidence they need to list their properties.
