So what are the key takeaways from this month's numbers?
- We're returning to normal activity for the time of year, just delayed 1-2 months from normal. Total sales are lower than recent May months, but the spike in Pending sales shows higher totals are coming soon.
- Prices are still good. Don't pay too much attention to the average price drop, the median price increase points to a shift upwards. There's a real scarcity of homes for sale priced under $200,000 in Lebanon.

Time to sell decreased significantly, with a median time of 6 days. Our most recent Lebanon listing was under contract in less than 24 hours.
- Only one home sold for more than $500,000 and only one home sold for less than $100,000.
- 35 of the 69 homes not under contract are new construction, so there's just not much to pick from in the resale category.
- Distressed (short sales and foreclosures) properties accounted for no completed sales. There are no distressed properties NOT under contract.
