Battle Ground WA Home Sales - May 2020 Report

With the economic restrictions slowly being eased, unit-sales of homes improved slightly over last month but, still well below last year's level. Prices held steady, and below the recent high. Here are the highlights for this month's report:

 The Average Sales Price for Battle Ground moved about $300 down to $433,308 this month; and now leads Vancouver's price-level by $48,093 (down a few hundred-dollars from last month).

I have prepared a custom chart to show trends for Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:

The short term trend-line is now moving at a strong pace; with the long-term trend halting its downward move, and is actually pointing upwards now. We are in times of uncertain direction of State economic regulations thus, there may be little predictability in the current trends we think we see.

I have also prepared the next chart which covers the Average Sales price trend:


This month the trend line for the short-term has halted its recent decline and only moved by a few hundred dollars; while the long-term trend is still moving moderately upwards. With such a low level of inventory it is easy to see that long-term support for rising prices still exists

Finally, these remaining graphs are from RMLS for Battle Ground WA and show:

New Listings and Pending Sales both returned to the seasonal positive upswing;  and Closed Sales also rose although well be low last year's level. With insufficient new listings for this area, the combined result was to see Active Inventory fall by again 0.2 month's worth.  

The Average Price for New Listings rose considerably this month; while the Closed sales prices were about the same as last month. 

Finally, both Average Days on Market and Median Days decreased by a few days. With inventory shrinking and strong demand these measurements will remain in the Seller's Market zone.
