Rental Showings in a Socially Distant Time

It is now officially summer in Highlands Ranch, and it seems that June ushers in the 90-degree days as soon as it can. Now that summer is here, the Highlands Ranch property management market should see a late uptick in rental interest and number of people moving. There is an element of pent up demand from the last three months with everything locked down now slowly beginning to reopen. Many people were still moving during that time, but as restrictions are relaxed many can feel more comfortable with an extensive house search. The important thing to remember is to practice the same guidelines that every open establishment is mandating across the board. If there are unique rules for certain showings you must follow them. Some houses are requiring only masks, while others are requiring the property to not only be vacant but to limit the amount of people that come with you, or that you must wear booties inside. If any items are provided to you at the door, you must comply. The only way the re-opening efforts work and make the last three months’ worth it is that people continue to follow local guidelines however inconvenient they may seem to them. A lot of the showings we are seeing now, the showing agent will open the door and the prospect can tour at their own leisure unaccompanied inside. This is of course only possible in vacant and ready to show homes. We have had positive experiences with this method, as it allows an agent to be present for any questions as well as any details that need to be clarified. Virtual tours have not been able to replace actually seeing the unit in person. Unfortunately, it was a valiant effort to try that in the beginning of social distanced showings, but people will still prefer seeing the actual unit. There are many subjective factors that cannot be conveyed over video or blurry and laggy video calls.
