Today was a busy day previewing and preparing for a young couple who plan to buy a home prior to getting married in the fall. The home will be under construction now until about September and ready for them to move in when they sell the two homes they now own. Fortunately, they purchased their present homes prior to the rapid escalation of prices and each has significant equity to finance the purchase of their new home. The responded to my Lovettsville web site. Homefinders.com offers loads of information for home buyers but the real preparation is in previewing. As a buyer's agent, I try to do extensive previewing of the market before touring with home buyers in Virginia or Maryland.
Site #1. Popular national builder offering homes in Lovettsville on small lots in a community of homes right off the main road through Lovettsville. New construction is in the back of the community on small lots with detached garages in the back. These homes offer good value for the square feet of the house. They have public water and sewer. $10,000 closing help is standard with significant upgrades, finished basements as long as the buyer uses the builders lender. Mountain views from some lots.
Site #2. Lovely stylish homes to-be-built on lots of 3/4 acre or a line of homes on lots of up to 3 acres. These homes come loaded with luxury features, side load garages, standard deck and lovely landscaping. Homes are in the 2,500 to 4,000 square feet size and all offer full unfinished basements. Upgrades include brick fronts, finished basements, upgraded appliances, and upgraded flooring. Some lots have mountain views. These homes are about 1 mile outside of Lovettsville town and will have well and septic.
Site #3. These homes are the best value for square feet of all the new home sites in Lovettsville. They offer a 2 car detached garage, 2,100 to 2,750 square feet homes. Very large kitchen / family room floorplans and the in-town location will offer convenience shopping when the shopping area is opened. Many of the lots are across from park land. Home sites offer lovely views of the mountain range.
Which home type will my buyer select?? There are benefits to each of the Lovettsville locations and builders. The builders are all well respected companies with good reputations and I've sold all of their homes. It will be interesting to see which way the buyers go.
