As far as completed sales, Maineville was down significantly vs. expected for this time of year.  Coronavirus has had an impact on overall market activity, but NOT sales prices.  Homes for sale are still in short supply, and 99 under contract points to a MUCH better total when June is completed.

This report is for single family homes only and NOT condos.  We're covering zip code 45039 only, which also includes homes in parts of Landen and Deerfield Township, although at low levels.  That also means any Hamilton Township homes in other zip codes are NOT covered in this report.  The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local.  Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report.  This report is informational and for the best advice for you as an area home buyer or seller, please contact us for a specific review of your needs.

The 45039 zip code offers a diversity of living choices, with a focus on affordable housing.  Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71.  Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit.  Along the way you'll pass a Lowe's, Target, Kohls, Kroger, Petsmart and a collection of strip malls with a selection of dining choices. 

With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that.  If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

Homes Sold:  30 (1 Bank/Government Owned, 0 Short Sale, 4 New Construction)  UP 2

Average Price:  $287,177 UP $25k

Median Price:  $257,000 UP $18k

Days on Market Average: 43 UP 11 (median 3 days)

Average Sales/List %:  98.1% DOWN 1.3%

Most Expensive Home Sold:  $635,000

Least Expensive Home Sold:  $134,900

 

So what can we determine from the latest statistics? 

  • It wasn't the greatest month for completed home sales.  Take a look at the chart for Quantity Sold and you'll see Maineville was off about 50% from a typical May.  The good news?  99 homes under contract and the median time to contract is ONLY 3 days.  The demand IS still there.  Our most recent Maineville listing was swarmed by buyers and under multiple offers the same day.
  • Prices are back up, and as has been the case for most of 2020, the median price for the month tops previous years.  Coronavirus is NOT driving prices down.
  • This month the mix of homes sold was fairly consistent, with only 5 homes selling for $400,000 or more, and only 2 of those 5 sold for $500,000 or more.
  • New construction accounted for 4 of the 30 sales and 11 of the 53 homes for sale not under contract.   
  • Distressed (foreclosures and short sales) accounted for 1 of the 30 homes sold and only 1 home not under contract.

So what does this mean to you as a Maineville/Hamilton Township single family home owner?

NO CHANGE FROM LAST MONTH:  Coronavirus shelter-in-place efforts have impacted sales, but based upon the number of homes under contract, it's obvious the buyers are out in force.  Don't forget another key consideration is if the home is competing head to head with new construction.  Obviously selling "used" vs. "new" can make a sale more challenging.

So what does this mean to you as a potential Maineville/Hamilton Township home buyer? 

Homes for sale are still in short supply, and the time to contract of 3 days makes it VERY clear, get to new homes for sale QUICKLY.  Fact is, not everyone that scheduled to see our last Maineville home actually got in to see the home before it was under contract AND with a back up offer in place.  

If you find a home that suits you, don't delay acting or you may miss out on your opportunity.  There are other buyers out there and area housing is still VERY affordable and overall the homes tend to be newer and in subdivisions. 

There is a LOT of new construction available and having an influence, and PLEASE, for new construction, have us help you!  The builder will NOT cut you a price break for showing up unrepresented, and using our services will NOT cost you extra.

It's interesting how even within our own county some communities have seen little impact and others have been pushed down a bit more.  Prices remain good, just volumes impacted.
