When you have a house on the market for a while, normally you'll get people walking through and telling you what they do or do not like about it. 

Well, this past week I did a feng shui consult on a house that's been on the market for over a year, and not one client has entered this house.  There have been some who came close enough to see the house, but none wanted to step inside and see what was there.  It's a shame, too.  Even though the outside looks pretty "Brady Bunch" and the price is near 800k, the inside is very spacious and very nice. 

Not only that.  This house has what is known as a Three Parent's Chart.  In feng shui this is considered one of the best charts available for a house.  Some say it's the best chart.  It's the same chart I have on my home, and I picked it for its balance and its support.

The house has some problems.  Location is a concern, since it's near Hwy 440 in Nashville, and traffic noise is bothersome if you're in the front yard.  But, there is a concrete buffer and the house chart is supported by this buffer.  It's also nicely covered by vines and trees.  It's a lovely view.  The lawn out front is beautifully landscaped, and the back is very suitable for parties and barbeques. 

This is an instance where the house will help the people become more wealthy, healthy and happy.  I suggested they market it to the Asian community.  These are the folks who will appreciate the strength of the feng shui chart, and they are also not so likely to be bothered by any traffic noise. 

I've suggested they put water in the back, bird feeders to bring in the birds and squirrels.  This is in the money area of the house with the 8 water star.  So, this will help bring prosperity to the house.  This house is ready for a family.

I've also done space clearing on it, and rid it of any stagnant energies.  We'll see how fast it sells, but things should start changing within a week or two.

If it's been on the market for over a year with no showings, it is overpriced for the location.

Yep...that, too...definately on the high end of the neighborhood.  They've come down, and may have to come down more.

Great Feng Shui or not, the shutter color is killing this house. Very traditional houses require very traditional colors. You just can't get all jiggy with this kind of architecture, because it doesn't support "whimsy".

Predictable but eminently more Marketable

Try suggesting they invest in a $15.00 quart of Benjamin Moore's exterior ready mix, off the shelf, semi-gloss paint in the color Black Forest Green, and apply liberally to those shutters.

It will make the exterior more in line with what is in the neighborhood, and it won't distract from the door and the nice, comforting sturdiness of the brick. And no one will mistake it for a Mexican Restaurant.

You are probably on the right track but price may still be an issue. I'm finding that homes that have any noise or location challenges are being hit even harder on the price.

Though I know very little about Feng Shui, immediately upon seeing this exterior photo, I didn't feel good. I would go with a darker shade of red on the front door and paint the shutters black.  Something is 'off' with the shade of red color highlighting this house.  It has a 'stay away' vibe to it....and I live in Florida!! Location is not changeable but the shutter color is! Thanks for your comments.  The shutter color is going to change.  Too many people have commented on it.  I'll certainly show them the picture of the dark shutters and see what they say.  It does look much better.

The  neighborhood is very nice, old but trendy.  I'll sure keep up with it.

Yesterday I received a call from the realtor handling this house, and it looks like someone is interested enough to check into financing.  And, she has also never been in the house.  But, she likes the pictures, and seems thrilled that the price went down about 50K. 

This is the first bite in over a year.

The house sold on a land contract about 6 weeks after the clearing.  The realtors were thrilled.  Me,too. It took some serious clearing for that one.  The family had to be cleared as well.

Now we're working on another in Lexington.
