Measuring TapeSure it does but size isn't everything! 

When looking for a home there are many things to consider  - size, floor plan, location and condition. A home a few square feet larger or smaller really won't matter but a great floor plan can make a huge difference in price, how long it will take to sell and how much you enjoy living in the home while you own it.

In the Bryan College Station Multiple Listing Service (MLS) agents are required to input the square footage of the property. Of course what is input is information from the seller, floor plan, the Central Appraisal District or other source and is not a guaranteed figure. Agents do not typically go out and measure each room, each closet and compute the square footage. We use the amount from a reputable source and then reference where the information came from.

Many MLS services express the square footage as a range rather than a fixed number. Would that be a great value to buyers? Maybe because relying only on square footage does not take into consideration age, condition, improvements, amenities or floor plan but I haven't heard the BCS local MLS moving that way at this time.  But, as long as the Realtor and the buyer remember the other considerations when looking at the square footage amounts it probably won't matter much anyway.

What matters more than another 100 square feet? Upgraded kitchen fixtures, granite counters, flooring, landscaping and on and on!  Condition, location, amenities and floor plan are much more important!

Look for a well informed local real estate agent to help you with the process of buying or selling!  Of course a Century 21 agent is always your best choice.

Susan- OK, You earned my comments:)

Size does not matter as much as the layout of the house. Most online platforms use total square feet, but here in Florida what matters is air conditioned space. That is the number people are looking for. We always have to explain that the two numbers are different. We list both in our mls.

We also have to make sure there is a disclaimer. Missy was involved with a legal issue over this and if she had not kept good records it would have been bad for her. SO make sure they know all sizes are approximate.

I agree size is not as important as layout and the sightlines. 1500 sq feet can feel larger than 1800 sq feet if the sightlines are good.
