Good post! Also, a good cleaning helps! There were renters in a Short sale home I have listed and once they left, the owners went in and cleaned it and really made it look awesome-even used old furniture, but it was CLEAN. This was last Friday...we had a showing after I posted new pictures and they put an acceptable offer in! We expect a closing in about a month!
